[Terms of Service]

These Terms of Service (hereinafter referred to as "Terms") define the conditions for using the accommodation and rental services (hereinafter "the Service") provided by Sumii Inc. (hereinafter "the Company"). By using the Service, users are deemed to have agreed to these Terms.



Article 1 (Scope)
These Terms apply to all relationships between the user and the Company regarding the Service.



Article 2 (Conclusion of Contract)
The accommodation contract shall be deemed concluded only when the Company issues a “Reservation Confirmation Notice” after reviewing and approving the booking request. The automated email acknowledging receipt of a booking request does not constitute acceptance or confirmation of the reservation.

Article 3 (Identification Requirement) All guests are required to submit valid government-issued identification (passport for non-residents) upon submitting a booking request. Failure to provide this may result in cancellation of the request without refund.

Article 4 (Payment)
(a) By submitting a booking request and providing credit card details, the user authorizes the Company to charge the agreed amount (or deposit, if applicable) upon approval of the booking. (b) Payment will be processed using the card on file or other designated method. (c) No refunds will be issued after payment is completed, except as stated in the Cancellation Policy.

Article 5 (Fixed Period of Stay) Your stay is limited to the period stated in your booking confirmation. Any extension is subject to prior approval and availability. An extension is not guaranteed and must be confirmed in writing.


Article 6 (House Rules and Conduct) Guests must comply with all house rules stated in the listing or provided after booking. Any breach (e.g., smoking, parties, unauthorized guests) may result in termination of stay without refund.


Article 7 (Security Deposit) A security deposit may be required. It will be refunded after check-out, minus any deductions for damage, missing items, breach of rules, or excessive cleaning.


Article 8 (Damage Notification) Guests must notify us of any damages, malfunctions, or irregularities within 24 hours of check-in. Failure to report promptly may result in responsibility for pre-existing issues.

Article 9 (Prohibited Acts)
Users shall not engage in the following:


1. Acts that violate laws or public order and morals


2. Damage or defacement of property


3. Smoking or keeping pets where prohibited


4. Noise or nuisance to neighbors


5. Subleasing, assignment, or unauthorized cohabitation


6. Fraudulent applications or misuse of the Service



Article 10 (Cancellation)
Cancellations after contract conclusion are subject to the Company’s cancellation policy.



Article 11 (Disclaimer)
The Company shall not be liable for any damage caused by:
- Force majeure such as natural disasters, pandemics, or power outages
- User's negligence or breach of contract
- Internet failures or related losses.

Article 12 (Termination)
The Company may terminate the contract without notice if the user violates these Terms.



Article 13 (Governing Law and Jurisdiction)
These Terms shall be governed by the laws of Japan, and disputes shall be subject to the exclusive jurisdiction of the Tokyo District Court in the first instance.
