General

  • Sumii apartments are fully furnished and move-in ready, designed primarily for monthly stays. Unlike hotels which are tourist-centric, our apartments let you settle in like a real home so you can get a sense of what it is like to live in the city.

  • The minimum stay is 1 month and the maximum is 12 months.

  • All apartments are equipped to meet your comfort and professional needs. Each apartment comes with high-speed WiFi, a coffee maker, hairdryer, kitchen essentials, and Smart TV. You can find the list of available amenities on the property page.

  • Sumii apartments are designed with remote workers and digital nomads in mind. All apartments come with a dedicated workstation so you can work productively and comfortably from home.

  • Electricity, gas, and water charges are included in the monthly rental fee. For sustainability, usage is capped at JPY20,000 per month, with any excess charged additionally.

  • Our apartments range in size. You will be able to find the maximum number of guests for a specifc apartment on the listing page of that apartment. Speak to a member of our concierge team to find the right apartment for your needs.

  • Our furnished homes are move-in ready with curated furnishing, at a price that includes utilities (capped) and high-speed Wi-Fi.

  • At booking, there will be an exit cleaning fee, and a refundable first deposit in addition to the monthly rental. There are no other fees involved.

Booking Your Stay

  • Bookings can be done directly on the website by entering the specific property pages. You may also contact our sales team through the contact us form or the contact us button.

  • Absolutely! At Sumii, we encourage foreigners coming to any of the cities we operate in to book with us. The entire booking process can be done remotely and we ensure that it is easy for you to arrive and stay during your trip.

  • You are recommended to tour our apartments via the video walkthrough. It is possible to visit an apartment but only if there is no guest in-house.

  • At booking, there will be an exit cleaning fee, and a refundable first deposit in addition to the monthly rental. There are no other fees involved.

  • The preferred payment method is through credit card. You will be required to submit your credit card details during the booking process. For stays longer than a month, you will be automatically charged at the beginning of each month for the duration of your stay.

    If credit card payment is not immediately available for you, speak to your dedicated booking agent for other possible options.

  • If you request to cancel 30 or more days before move-in, there is a JPY100,000 cancellation fee. If you request to cancel fewer than 30 days before, there’s one month’s rent charge. No service or card processing fee refunds.

During Your Stay

  • Apartments are properly cleaned prior to arrival. Weekly cleaning is available as an option to enjoy fresh sheets and a hassle-free stay!

  • For any maintenance and repair requests, please contact the Sumii concierge team at staywithus@livesumii.com.

  • To request an extension of your stay, you may contact us at staywithus@sumii.com or contact the same agent that assisted you in booking your stay.

  • Residents must notify guest relations of any decision to terminate their contract at least 1 month in advance. If a resident wishes to immediately terminate their contract, it can be done by paying either 1 month's rent or the proportional rent for the remaining days.
