Sumii apartments are fully furnished and move-in ready, designed primarily for monthly stays. Unlike hotels which are tourist-centric, our apartments let you settle in like a real home so you can get a sense of what it is like to live in the city.

Apartments also offer more space, privacy, and flexibility than a typical hotel room. With a fully equipped kitchen, in-unit laundry, and dedicated living areas, they are ideal for stays of one month or longer.
Yes. Sumii apartments are available for stays from one month up to 12 months.
All apartments are equipped to meet your comfort and professional needs. Each apartment comes with high-speed WiFi, iron, hairdryer, kitchen essentials, and Smart TV. You can find the list of available amenities on the property page.
Yes they are. Sumii apartments are designed with remote workers and digital nomads in mind. All apartments come with a dedicated workstation so you can work productively and comfortably from home.
Yes, SUMII apartments are family friendly. We offer spacious 2LDK layouts that provide comfortable living space for parents and children, making longer stays in Tokyo easier for families.

To make relocating simpler, we also offer optional baby and children’s essentials for rent, including items such as baby beds, strollers, carriers, high chairs, baby bathtubs, monitors, and kids’ tableware. Small comforts like kids’ slippers and futon sets are also available.
Yes, utilities are included in the monthly rent, up to the usage limit specified in your rental agreement. High-speed Wi-Fi is also included, so you can move in and start living comfortably from day one.
Electricity, gas, and water charges are included in the monthly rental fee. For sustainability, usage is capped at JPY20,000 per month, with any excess charged additionally.
Our apartments range in size. You will be able to find the maximum number of guests for a specifc apartment on the listing page of that apartment. Speak to a member of our concierge team to find the right apartment for your needs.
Your monthly rent includes a fully furnished apartment, high-speed Wi-Fi, and utilities (subject to a monthly usage cap). Every SUMII apartment is move-in ready
At booking, there will be an exit cleaning fee, and a refundable first deposit in addition to the monthly rental. There are no other fees involved.
Booking Your Stay
Bookings can be done directly on the website by entering the specific property pages. You may also contact our sales team through the contact us form or the contact us button.
Absolutely! At Sumii, we encourage foreigners coming to any of the cities we operate in to book with us. The entire booking process can be done remotely in English and we ensure that it is easy for you to arrive and stay during your trip.
You are recommended to tour our apartments via the video walkthrough. It is possible to visit an apartment but only if there is no guest in-house.
At booking, there will be an exit cleaning fee, and a refundable first deposit in addition to the monthly rental. There are no other fees involved.
The preferred payment method is through credit card. You will be required to submit your credit card details during the booking process. For stays longer than a month, you will be automatically charged at the beginning of each month for the duration of your stay.

If credit card payment is not immediately available for you, speak to your dedicated booking agent for other possible options.
If you request to cancel 30 or more days before move-in, there is a JPY100,000 cancellation fee. If you request to cancel fewer than 30 days before, there’s one month’s rent charge. No service or card processing fee refunds.
No. Sumii apartments do not require a Japanese guarantor, making the rental process simpler for international guests and newcomers to Japan.
Yes. The entire booking process can be completed remotely before you arrive in Japan, allowing you to secure your accommodation in advance.
During Your Stay
Yes we do. Weekly cleaning is available as an option to enjoy fresh sheets and a hassle-free stay! Apartments are properly cleaned prior to arrival.

Yes you can, if there is no other booking after you. To request an extension of your stay, you may contact us at staywithus@sumii.com or contact the same agent that assisted you in booking your stay.
Residents must notify guest relations of any decision to terminate their contract at least 1 month in advance. If a resident wishes to immediately terminate their contract, it can be done by paying either 1 month's rent or the proportional rent for the remaining days.

Yes. All Sumii apartments are fully furnished and move-in ready, with carefully selected furniture, essential appliances, and everyday household items for a comfortable stay.
Each apartment includes essential furniture and appliances such as a bed, dining or work area, refrigerator, microwave, washing machine, air conditioner, and more. The exact furnishings may vary slightly by apartment, so please check the individual listing for details.
Yes. High-speed Wi-Fi is included in the monthly rent, so you can stay connected from the moment you arrive. There is no need to arrange a separate internet contract.
Yes. Our apartments are well-suited for remote work, with high-speed Wi-Fi, comfortable living spaces, and fully furnished interiors designed for everyday living. Many apartments also include a dedicated workspace or dining area that can be used for work and study.
Yes. Every apartment includes a private washing machine for your convenience.

Yes. Your apartment includes bedding, cookware, tableware, and essential kitchen utensils, so you can settle in from the day you arrive.

No. Smoking is not permitted inside any Sumii apartment. Some buildings may have designated smoking areas, but these vary by property.
Pets are generally not permitted in Sumii apartments. If you are planning to stay with a pet, please send us an inquiry and our team will be happy to advise on available options.
Yes. You can receive mail and packages during their stay. Details may vary by apartment, so please contact us if you have any specific requirements or expect regular deliveries.
